Air Quality Testing in Solvay, NY

Stand in the gap between two houses on the streets climbing off Milton Avenue and you can very nearly touch both walls. That gap is the moisture problem in Solvay. It is also the one thing no contractor can sell you a fix for.

The village grew up around the soda ash works and never became part of Syracuse, running its own government at the edge of a much larger city. What do you do when there is no room to regrade?

The work moves upward. If the ground cannot be reshaped, the roof has to stop delivering water to it: gutters that are actually clear, downspouts extended to the front walk or the back of the lot rather than to a splash block by the wall. Valleys get checked where an addition meets the original roof. On a lot this tight, an extension carried out to the sidewalk is worth more than any coating brushed on the cellar wall.

Some of it needs the neighbor. When two downspouts empty into the same shaded strip, one owner solving their half only changes who gets blamed. It is an awkward conversation and it is also the cheapest repair available on these blocks, which is why an inspector who names the shared strip specifically is more useful than one who hands you a generic list.

Expect the cellar to be damp rather than flooded. Stone and block laid without a barrier take moisture from the soil and pass it into the room continuously, as vapor rather than as puddles. The floor can be dry while the boxes standing on it go soft. A dehumidifier here runs all summer instead of only after storms.

How does cellar air end up in the kitchen?

These houses are small and tall for their footprint, which makes them good chimneys. Warm air leaves through the upper floor and the attic hatch. Something has to replace it. What replaces it is the coolest, dampest air in the building, drawn up through the cellar stair, the gaps around the pipe chases and the seams in the floor above. A damp cellar in Solvay is not a basement problem. It is the supply air for the rest of the house.
